2011 Honda Civic DX-VP - Gas Mileage

Ever since I've got the car (1020 miles as of right now) car never showed MPG better than 27.3. That mileage was shown driving on a highway for almost 220 miles and rest of it in town: see diagram here.

I noticed that if you turn on a heater on defogger - A/C would kick-in every 20-30 seconds for about 5 seconds. I went to a dealer and they stated - it is normal (beats me, I thought heater and A/C do not mix).

I was following "easy on a gas" type of driving for a thousand miles and only then gave it slightly more acceleration when required by a driving situation. No crazy stuff.
Considering all that - my MPG is going down steadily. I am a bit anal about keeping records and how I drive a new car for the first 5 thousand miles even though I am leasing this car.

I drive mostly 30-60 miles at one time in Poconos and do not spend time in traffic. Average speed is about 25-30 MPH (note: average speed = miles driven / time it took to drive). I do not drive daily so my mileage stays within limits of the lease.
I do not warm-up the engine ever before putting it in drive as first 9/10 of a mile is downhill from my house and engine warms-up nicely while I am coming to the main road, so my gas mileage is not suffering from the long idlings.

I have scheduled an appointment with local dealer for a next week to investigate the MPG issue. I'll post an update as soon as I'll have more information.

UPDATE: April 26, 2011

Best local Honda mechanics did not find anything wrong with the car. All parameters within a factory specs.
Service report: "CHECKED FOR DTC'S AND ENGINE PARAMETERS, ALL WITHIN FACTORY SPECS, NO AVAILABLE UPDATES AT THIS TIME. WORKING WITHIN DESIGNED INTENT AT THIS TIME."

I spoke with lead technician and "off-the-record" expression was: "Nothing could be done unless expressly specified by Honda. It is all controlled by the system software and if all parts are functioning normally - that's how car will perform."

On a car sticker under 25 City MPG in fine print it says: "Expected range for most drivers 20 to 30 MPG". 24 MPG falls within range.

My personal opinion: Gas mileage was the main reason I leased basic model Civic. I understand each car is different on any production line but I would expect it to perform within advertised specs.
